What is snagging?

Snagging is the process of identifying defects (snags) within a property. NES carry out an inspection and consolidate a list of defects for you to hand to your developer.

When should I have my home snagging completed?

The best time to book your snagging inspection is within the 7 days after your completion date, ideally before furniture has been delivered. Try to avoid booking in an inspection on the same date you have another contractor attending as this can make it difficult for full access to all of your new build depending on the work you are having carried out.

You do have up to 2 years to report any defects back to your developer. However, the sooner a list of defects is handed to your developer, the more accommodating they will be to action any repairs or issues.

How long does a snagging inspection take?

The time taken for the snagging inspection survey to complete depends on the size of the property and the quality of the build.

The average time to complete the inspection of a 4 bed house is 4 – 5 hours. For a 2-bedroom apartment 2 – 3 hours. We charge a set fee for each house size rather than an hourly rate, so even if the inspection takes much longer than expected, the cost will remain the same.

What is included in the snagging inspection survey?

We are thorough at inspecting everything within the property which can be visually assessed. These include things such as cosmetic issues, plumbing (leaks), electrical (faults & compliance) and external finishing. We also help ensure your property is compliant with technical standards and building regulations. Our thermal imaging cameras check for potential cold spots that could affect your energy efficiency.
